주변 개발호재도 풍성해 향후 인구 유입도 예상된다. 주변에 풍무역세권 도시개발사업이 예정돼 있고, 인하대 김포메디컬캠퍼스와 700병상 규모의 인하대병원도 2027년 준공될 예정이다. 또한 비즈니스 생활복합도시로 개발을 추진 중인 한강시네폴리스(산업단지)의 수혜도 누릴 수 있게 될 것으로 보인다.
한국부동산원이 2020년 7월부터 관측을 시작한 전세 및 월세가격지수를 살펴보면 서울 오피스텔 전세가격과 월세가격 모두 26개월 연속 상승한 것으로 나타났다.
A씨는 "집값 급등기에 시세차익을 겸해 분양받은 상품이 애물단지가 될 줄은 몰랐다"며 "금리가 높고 전셋값이 급서울대입구역오피스텔락해 잔금마련이 힘들 것 같아 손실을 안고서라도 팔아야 할지 고민"이라고 말했다.
15일 부동산 업계에 따르면 지난 2021년 3월 서울 서초구에 분양됐던 교대역 인근 엘루크 반포는 오는 6월 입주를 앞두고 현재 부동산 관련 포털에 '계약금 포기' 또는 '마피' 등이 적힌 매물이 줄줄이 올라와 있다.
이 단지는 서울 접근성이 우수한 데다가 배후수요도 탄탄해 높고 안정적인 임대수익 창출을 기대해 볼 수 있다.
전문가들은 앞으로 이들 수익형 상품의 '미입주 폭탄'이 부동산 시장 경색을 가중할 수 있다고 우려하고 있다.
또다른 대형 건설사 관계자는 "건설 프로젝트파이낸싱(PF)가 살얼음판을 겪고 있는데 미입주 사태가 현실화하면 부동산 시장 전체에 부담으로 작용할 수밖에 없다"며 "실수요가 많은 아파트보다 투자수요가 대부분인 수익형 상품들이 특히 문제가 될 것"이라고 말했다.
이 상품은 분양 당시 청약통장과 무관하고 분양권 전매도 자유로워 57만여건의 역대급 청약 건수가 몰리며 평균 경쟁률이 657대 1이 달했고, 분양 직후 1억원대의 프리미엄이 형성되기도 했다.
강남권에 초고가로 분양된 도시형 생활주택도 시한폭탄이다.
대부분 부동산 과열기인 2020∼2021년 분양가 통제없이 고분양가에 공급됐던 물건들로, 최근 금리 인상과 집값 하락의 직격탄을 맞은 것이다.
실제 ‘풍무역 푸르지오 시티’는 김포 골드라인 풍무역이 도보 거리에 위치한 도보 역세권입지에 속한다. 풍무역을 이용하면 인천공항철도·지하철5·9호선과 김포골드라인이 만나는 김포공항역을 단 2정거장만에 오갈 수관악현대아파트 있다. 또 이를 통해 여의도와 마곡지구를 20~30분대로 이동할 수 있다. 강남권과 서울시청 등 울 대규모 업무지구로의 이동도 수월하다.
그러나 현재 면적에 따라 5천만원, 최대 1억3천만원의 '마피' 상태로 매물이 크게 늘어난 상태다.
알각에서는 건설 프로젝트파이낸싱(PF)가 살얼음판을 겪고 있는 상황에서 미입주 사태까지 현실화하면 분양을 연기하거나, 아예 사업을 포기하는 수익형 상품이 늘어날 수 있다는 전망이 나온다.
작년 4월 분양한 충남 아산시 ‘한화포레나 천안아산역’은 전용 117㎡가 분양가보다 5000만원가량 낮은 9억1100만원에 급매로 나왔다. 강원 속초시 ‘속초 아이파크 스위트’도 분양가보다 1000만~2000만원 낮은 수준에 분양권 호가가 형성돼 있다.
투자용 부동산은 부동산 과열 당시 청약규제를 받지 않고 분양권 전매가 가능하다는 이유로 투기성 자금이 대거 몰렸다. ‘마피’가 속출하는 가운데 대량 미입주 사태까지 이어질 수 있다는 우려도 나온다. 투기자금의 속성상, 집값은 떨어지고 금리가 급등할 경우 자금부담이 커지기 때문이다.
신규 사업과 분양시장은 꽁꽁 얼어붙었고, 분양권 시장에는 마이너스 프리미엄(일명 '마피') 물건이 쏟아지고 있다.
중도금 무이자로 분양돼 계약금을 포기하고 넘기겠다는 매물도 있다.
올해 하반기로 입주일자가 다가오고 있는데 분양권 시세가 분양가 이하로 떨어져 손실이 불가피할 것으로 예상되기 때문이다.

국토교통부의 실거래가 자료를 살려봐도 오피스텔의 주거비용 부담이 만만치 않다. 오피스텔이 밀집한 서울 강서구 마곡지구와 영등포구 당산동(여의도동 포함) 등 주요지역의 오피스텔 임대료 수준은 ‘억’소리 날 정도다.
도시형생활주택도 비슷한 상황이다. 작년 7월 준공한 서초구 반포동의 더샵반포리버파크는 주변 아파트값이 크게 하락하자 고분양가 논란이 재점화하며 입주예정자협의회가 분양가 할인과 계약해지 등을 요구하는 일이 발생하기도 했다.
주변 생활편의시설도 풍부하다. 이마트 트레이더스 김포점, 홈플러스 김포풍무점, CGV 등 생활편의시설과 선수공원, 새장터공원과 같은 근린공원 이용이 편하다. 김포종합운동장, 풍무국민체육센터, 김포시민회관 실내체육관 등 문화시설도 편리하게 이용할 수 있다.
더굿하우스 관계자는 관계자는 “중개수수료에 준하는 위탁관리 수수료를 연간 1회 부담으로 임대인이 직접 처리하기에는 다소 절차가 까다롭고 복잡한 계약서 작성 및 임대차조건신고부터 세무상담까지 오피스텔 임대관리에 관한 마스터리스 서비스를 제공받을 수 있기 때문에 관리에 들어가는 인적, 물질적 비용은 오히려 절감된다.”고 설명하며 “확정된 임대료 선지급을 통한 공실 보장과 중개 수수료 무료 서비스는 고객분들에게 위탁관리 수수료를 아깝게 하지 않는다” 전했다.
대우건설의 ‘풍무역 푸르지오 시티’는 지역 내에서 보기 드문 주거형 오피스텔로 설계된다. 지상에 차가 다니지 않고 택배 차량도 진입할 수 있는 100% 지하 주차장으로 공급되는가 하면, 최근 각광받는 전기차 충전시설도 조성된다.
더굿하우스는 2018년 5월에 창립해 올해 업력5년차가 된다. 창립 초반부터 보증금 손실 리스크가 있는 전세계약은 체결하지 않는 것을 원칙으로 삼아 고객들에게 신뢰를 얻었으며 5년간 약 1,000여건의 임차인 입퇴실 과정에서 100억원이 넘는 보증금 반환에 있어 단 한번의 지연도 없이 지급하였으며, 임대인에게 지급하는 월차임 또한 단 하루의 지연 없는 무사고로 운영한 것으로 알려졌다.

한 대형 건설사 임원은 "대부분의 수익형 상품이 중도금 무이자 등의 조건으로 분양돼 지금까지는 문제가 없었지만 그사이 금리가 급등하면서 잔금 전환 시 자금부담이 상당할 것"이라며 "특히 최근 아파트값이 하락하고 전셋값도 급락해 임차인을 제때 구하지 못할 경우 미입주 사태가 심각해질 수 있다"고 내다봤다.
이러한 ‘풍무역 푸르지오 시티’는 현재 성황리에 분양 중에 있다. 견본주택은 김포골드라인 풍무역 2번 출구 인근에 마련돼 있다.
전용 111㎡가 21억원에 육박하는 등 분양가가 높았던 데다 금리 인상, 집값 및 전셋값 하락의 골이 깊어지면서 분양 계약자들이 매물을 던지고 있다.
김포시 풍무동은 올림픽대로와 강변북로, 수도권제1순환고속도로 등 접근성이 용이하고 김포골드라인을 이용하면 김포공항역까지 단 2정거장 거리이기 때문이다. 사실상 ‘서울 생활권’이라고 불러도 무색할 정도다.
또한 두 오피스텔 모두 인프라여건도 우수해 임대수요가 높은 환경을 갖추고 있다. 마곡지구를 배후입지로 두고 있는 에테르힐스는 세 개의 지하철 노선이 주변을 지나고 있으며 남부순환로, 공항대로의 이용이 편리하며 리슈빌S는 신도시에 위치한만큼 주요도로 신설계획이나 지하철 연장, 법조타운 조성 등 앞으로의 변화와 발전이 기대감을 갖게 한다.
분양업계 관계자는 “서울 아파트값이 하락하면서 생활숙박시설의 가격 메리트가 사라졌다”며 “가파른 금리 인상으로 임대 수익률이 낮아지면서 매수자를 찾기도 쉽지 않다”고 설명했다.
롯데캐슬르웨스트는 분양 당시 전매 제한 등 규제를 피할 수 있는 데다 마곡 마이스(MICE: 기업회의·포상관광·컨벤션·전시회) 복합단지 내 첫 분양 단지로 주목받으면서 청약 경쟁률이 657 대 1을 기록했다. 전용 111㎡는 분양가가 웬만한 서울 시내 아파트값에 육박하는 20억9400만원이었음에도 경쟁률이 6049 대 1에 달할 정도로 인기가 높았다.
특히 서울의 오피스텔 분양가는 2020년 3.3㎡당 2천77만원이었으나 2021년 3천7만원으로 3.3㎡당 1천만원이 오른 뒤, 지난해는 4천173만원으로 2년 전의 2배가 됐다.
공급 주체들은 과열기를 틈타 분양가 상한제와 주택도시보증공사(HUG)의 분양가 통제를 피해 ‘하이엔드급’ 오피스텔과 도시형 생활주택, 고급 레지던스를 표방한 생활형 숙박시설을 높은 분양가에 대거 분양했다.
2020년 8월 임대차 2법 시행 이후 주택 매매와 전셋값이 비정상적으로 급등하기 시작하며 아파트 대체 상품으로 공급이 줄을 이었다.
오는 3월 입주가 시작되는 오피스텔 가운데 신마곡 ‘에테르힐스’와 검단신도시 ‘리슈빌S’의 주목도가 높다. 특히 전 세대 2룸 이상으로 설계된 에테르힐스와 전 세대 복층으로 설계된 리슈빌S는 구조적인 측면에서 희소성이 높다는 평가다.

전문가들은 당분간 생활숙박시설이나 오피스텔 가격 하락세가 아파트보다 가파를 것으로 보고 있다. 박합수 건국대 겸임교수는 “아파트 대체재 역할을 하는 생활숙박시설이나 오피스텔은 가격 변동 폭이 비교적 커 투자에 유의해야 한다”고 조언했다.
분양업계의 한 관계자는 "원룸형 오피스텔이 고가에 분양됐다가 최근 주변 집값이 하락하고, 금리는 높아지면서 수분양자들이 손절매에 나선 것"이라고 말했다.
아파트값 하락에 투자 메리트 감소
아파트에 집중된 규제를 피할 수 있어 지난해까지 인기를 끌었던 생활숙박시설이 최근 수요자들로부터 외면받고 있다. 정부가 ‘1·3 부동산 대책’을 통해 아파트에 적용되는 규제를 대거 완화하면서 대체재인 생활숙박시설에 투자하려는 수요가 급감하고 있어서다. 대표적인 수익형 부동산으로 떠올랐던 오피스텔도 금리 인상에 따른 ‘역마진’ 우려로 매매 거래량이 눈에 띄게 줄었다.
현지 중개업소의 한 관계자는 "분양가 이하 매물이 많은데 투자심리가 급랭해 매수자를 찾기가 쉽지 않다"며 "팔 사람은 많은데 살 사람은 없어서 가격이 더 떨어질 수도 있다"고 말했다.
지난 7월, ‘마곡나루역 보타닉 푸르지오 시티’ 전용 42㎡형이 5억원에 달하는 보증금으로 전세계약이 이뤄졌다. 세입자들은 치솟은 전셋값을 피해 월셋집을 선택하기도 부담스럽다. 기본적으로 월차임이 100만원을 넘어야만 전용면적 33㎡이상의 중형 오피스텔을 구할 수 있기 때문이다.
전문가들은 “전반적인 부동산 경기 침체로 생활숙박시설과 오피스텔도 예전처럼 높은 매매 차익을 기대하기 어려워졌다”며 “투자를 한다면 공실률이 낮은 역세권이나 ‘직주근접’(직장과 집이 가까움) 단지에서 비교적 안정적인 임대수익을 올리는 게 낫다”고 조언했다.
또 서울 대표 업무지구인 영등포구 여의도동 일대 역시 상황은 마찬가지다. 이 곳은 준공 15년 이상 노후 오피스텔(전용면적 78㎡) 임에도 불구하고, 전세로 7~8억선에 시세가 형성되어 있다. 월세는 월차임이 최소 100만원에서 200만원까지 고려해야 하며, 보증금만 3억에서 6억을 지불해야 한다.
지방도 문제다. 한 분양대행사 관계자는 "작년까지 지방에서 주거형으로 인기리에 분양된 오피스텔도 고금리와 집값 하락 이후 상황이 반전했다"며 "마이너스 프리미엄 단지들이 속출하고 있다"고 말했다.

전매가 가능한 이 오피스텔은 현재 부동산 포털에 공급면적 24㎡의 경우 분양가에서 최대 3천만원, 50㎡는 7천만∼8천만원, 최대 1억원까지 마이너스 프리미엄이 형성돼 있다.
올해 7월 입주를 앞둔 서울 강남구 논현동 루시아도산208 도시형 생활주택은 일부 무피부터 최대 1억원의 마이너스 프리미엄이 형성됐다.

당시 청약규제를 받지 않고, 규제지역 내 100실 이상의 오피스텔을 제외하고는 분양권 전매가 가능하다는 이유로 투기성 자금이 대거 몰렸다. 3.3㎡당 분양가(부동산R114 자료)도 1166만원에서 2021년 1296만원, 2022년 1573만원으로 빠르게 상승했다.
고금리에 부동산 시장 침체가 계속되면서 오피스텔과 같은 투자용 부동산 시장도 급격히 얼어붙고 있다. 한동안 아파트의 대체 상품으로 인기를 끌며 분양가가 치솟고 높은 경쟁률을 보였지만 최근엔 분양가보다 저렴한 ‘마이너스 프리미엄(마피)’ 매물도 쏟아지고 있다.
또 단지 1층에 마련되는 판매시설은 풍무역을 이용 유동인구 동선에 있을 뿐만 아니라 입주민, 인근 주거 단지를 배후 수요로 둘 수 있으며, 지하주차장도 호실 수 대비 187%로 넉넉하게 조성되는 만큼 상권활성화도 기대해 볼 수 있다.
청약홈 분양 기준으로 2020년 분양물량은 전국 4만9천411실에서 2021년 5만6천724실로 크게 늘어난 뒤 지난해 금리 인상 여파로 2만5천889실로 줄었으나 분양가는 되레 높아진 것이다.
에테르힐스와 리슈빌S의 정식으로 등록된 자기관리형 주택임대관리업체 ‘더굿하우스’가 임대관리를 맡고 있다. 해당업체는 동아일보 소비자대상에서 3년 연속으로 대상을 수상하며 업계에서는 신뢰도가 높기로 정평이 났다.
